Condo Lobby & Elevator Renovation
[project by 88 West, completed 2024]
A Chicago loft building was interested in converting a vacant tenant space into a valuable shared amenity – a new conference room and electronic package locker system. Meanwhile, an elevator modernization improved service and offered an opportunity to have some fun with the interiors – new blackened steel elevator panels were etched with patent drawings highlighting the building’s unique manufacturing history.
Chicago 2-Flat REHAB
[project by 88 West, completed 2019]
A charming 2-flat in Chicago brought into the 21st century through an imaginative renovation. The project added 3 beds / 2 baths, a duplexed owner’s unit and much-needed daylight throughout. Creating a home large enough for a family of four while preserving the second rental unit, was critical to the owner and a win for the neighborhood, too.
Residential renovation & Chicago Coach House / ADU
[project by 88 West will be completed in 2025]
A Chicago couple needed additional space for their growing family.. and a space to work from home, host extended family or simply spread out. The City’s new ordinance allowing ADU’s (additional dwelling units) in the rear yard was the perfect opportunity to do all of these things. And again, the additional unit provides long-term flexibility with their investment by adding another apartment unit to their lot. This may also be important for a neighborhood that is otherwise losing density with rampant conversions of two and three flats to single-family homes.
Lincoln Park Roof Deck
[project by Matthew Snoap Architect, completed 2012]
A condo-association was initially told they needed to hire an attorney and petition the Zoning Board of Appeals in order to build a roof deck over their 3-unit building in Lincoln Park. After reviewing their initial designs, it became clear that all they needed was an architect who could design creatively and work within existing building codes. This was a win-win, as a beautiful rooftop deck with downtown views was designed and delivered without the hassle of a Zoning appeal.
